Getting Started with Listinghost

Get access, prep one listing, and run a quick test so your QR leads to a real buyer SMS conversation—and that conversation shows up in your dashboard as a logged lead.

What you need before you start

Having these ready will make setup fast.

  • Your invite link or account credentials
  • Listing basics: address, price, beds/baths, key features, showing notes
  • A listing PDF (flyer/MLS printout/disclosures) you want the assistant to reference
  • A mobile phone to scan the QR and verify your setup.

1. Confirm account access

  • Sign in and confirm you can reach your dashboard.
  • Verify your profile/contact info so lead notifications go to the right person.
  • If you're a team, decide who owns follow-up for this listing before you launch.

2. Prepare your listing information

Your concierge is only as accurate as the inputs you provide.

  • Gather the essentials: Agent first name, property address, showing date.
  • Make sure your listing actually has facts buyers actually ask: HOA, schools, parking, utilities, disclosures.
  • Gather your supporting PDF(s) so the assistant can answer deeper questions consistently.
    • Double-check for outdated info (price changes, showing instructions, HOA numbers).
Pro Tip: Use the same intake checklist for every new listing for consistency.

3. Create a QR + Host

  • Step 1: Fill out the property basics (Agent name, address, showing date)
  • Step 2: Upload your listing PDF (required). Then click "Upload and Ingest."
    • When your QR code is created, your concierge is ready to test.
    • Make sure the property address above the QR code is correct.
  • Step 3: Ask these three questions in the concierge chat below the QR.
    • "Tell me a little about the property?"
    • "How many bedrooms?"
    • "What is the price?"

    Confirm the conversation responses contain the content you uploaded.

  • Step 4: Using your mobile phone, scan the QR and tap submit. A response confirms your Listinghost concierge is at your service.
  • Step 5: Navigate to your concierge dashboard and confirm the welcome message appears.

4. Launch checklist

Use this checklist before placing the QR code on a sign, flyer, or open house table.

  • Listing details have not changed, and your host's information is current.
  • QR code tested on mobile
  • Lead owner/follow-up owner confirmed
  • Compliance language must include the following:
